Important Information & House Rules:

**Smoke Free/Fresh Air**
Our house is a smoke-free environment. There is to be no smoking or vaping in or near the house. If you want to smoke, please go to the designated smoking area/sitting area at the back of the backyard. Place all butts in the butt bucket provided and all trash in the trash cans. IMPORTANT: Give yourself a few extra moments to air out afterward before entering the house. The smell really gets into the fabrics and upholstery. Please do not burn incense or use any other strong, lingering scent in the house. No cooking of seafood or fish in the house. You may use the grill outside.
$250 extra cleaning fee for violations.
**Quiet Time**
Others are living here as well. So out of respect for all, we ask that noise be kept down at all times and quiet time be observed between 10 PM and 8 AM. We don’t expect silence, but we also don’t want others to be disturbed by ya. : )
**Toilet**
Absolutely nothing except normal toilet paper and tissue is to be flushed! Absolutely NO: Wipes, Feminine Products, Facial Cleaners, Toys, Q-Tips, etc. Even if it’s advertised as flushable or you think it is flushable. ONLY normal toilet paper and tissue. If the sewer is backed up after your stay, we will charge for plumbing services.
**Items for Owners Only**
There are areas contain items for owners' use only. These are clearly marked. They are not to be used by guests. We will have to charge you if you use these "owners use only" items.
**Security Cameras**
For safety, we have security cameras on the exterior of the house. These are positioned to view the parking, entry, and/or yard areas.
**Long Stay Cleaning Fee**
If your stay is 30 days or longer, you will be charged an extra cleaning fee to do a deep cleaning on the space. This can be paid directly through the guest portal link that will be sent shortly after your reservation is confirmed.
**Room Cleaning**
Most of the time, we stay out of your area and respect your privacy. We will clean the area after each stay. You are welcome to wash the sheets, etc. as needed during your stay. You will find a vacuum, broom/dustpan, and mop with a bucket in the living room closet. There is Lysol cleaner under each sink. These are provided for your use to keep the space clean, and in the event of accidents and messes.
**Paper Products**
We provide a starter supply of paper products. If you need more, you will need to go buy them.
**Early Check-in/Late Check-out**
We can rarely accommodate an early check-in or a late check-out. And here's why. We need that time to clean and prepare the space in between guests. Thank you for understanding.
**Lost/Left Items**
Sometimes guests leave items here. Who hasn’t done that, right? ;) However, we are not responsible for lost or left items. If you have forgotten something, please let us know. Often, we can mail items out, at the guest’s expense.
**Cancellations/Refunds**
There is a 10% processing fee for all cancellations/refunds. We have cancellation policies in place and will follow them without exception. We suggest that you get travel insurance to cover disruptions to your plans.
**Air Conditioning**
There is a window A/C unit in the bedroom. Please turn it off when you are not in the house. It’s naturally nice and cooler in the apartment, plus there are ceiling fans for extra circulation if desired. We enjoy the fresh air. To keep it cooler in the apartment, I suggest you close the windows and blinds on days when it will be hot. Then open it back up later in the evening for fresh, cooler air.
**Heat**
The heat is controlled with the thermostat on the wall near the kitchen. And there is a little electric fireplace in the bedroom. The controls for the bedroom heater are on the back.
**Pets**
• There is a $60 pet fee. We will collect that at check-in either in cash or via the app, whichever you prefer if it was not already paid at booking.
• You are responsible for your pets at all times. They are to be contained (i.e., crated), and quiet when you are not with them. You are responsible for all damages and messes they make. Excessive barking/noise is not allowed.
• You are required to use protective furniture covers on living room furniture. Some are provided in the living room closet.
• There is a high probability of other dogs being on the property. So please use common sense in restraining your dogs. Leashes are strongly recommended. Not all dogs get along with other dogs. Not all owners want other dogs near theirs. Better safe than sorry.
• Clean up any messes. Cleaner and tools are provided. They are located in the kitchen and living room closet.
• Dog Poo – You are expected to pick up after your dog outside. No one wants to step in poo. :(
**Grill**
We have a small BBQ grill in the backyard. You are welcome to cook your food directly on it or line it with tinfoil.
**TV**
There is a smart TV in the living room. The remote is on the shelf above it. We don’t have cable. Some apps are free, others can be used when you log in with your account info. Don’t forget to log out before you leave. See the channels pages here in the guide for more information.
**Parking**
We have free, on-site parking for each rental area. Please park in numbers 3 and 4. Parking is tight. You are welcome to park in the free adjacent lot if you prefer.
**Garbage Day**
Please put your trash in the garbage can near the parking area. If you are here Sunday night, please put all the garbage cans out by the curb Sunday night for Monday morning pickup
**Laundry**
There is no laundry on site. However, there are 3 laundromats nearby. You are welcome to use the removable laundry bag in the hamper to transport laundry.
**Check Out**
• Check-out is no later than 11 am. Late checkout will result in an extra day fee unless preapproved.
• Please place all used towels & washcloths in the laundry hamper.
• Please rinse all dishes, put them in the dishwasher, and run it before you check out.
• Please return the TV remote to its place above the TV.
• Please remove All trash and drop it in the garbage cans in the parking area.

This is the desk area. There is a conveniently located power hub mounted on the side for your use. There are also a few books and games for your entertainment.
This is a view from the couch. The TV is right there for your entertainment and you can see the kitchen, bathroom door, and bedroom door as well. This is super convenient to chat while cooking.
This is a view from the love seat by the back door. You can see the front door, closet, desk, living room, part of the kitchen.
The living room from the front door. There is a good size smart tv for your entertainment. And the arm tables can be moved to any arm on the sofa or love seat to use in front of you or extend out to the side. Coasters are on the corner table.
This is the closet by the kitchen and living room. Here you will find the desk chair, cleaning tools, iron and ironing board. Plus, its where you can put some of your stuff.

This is the bedroom. There are 2 nightstands with lamps. The lamps each have an electric outlet and USB port on them for your convenience. The window has decorative, privacy film on it.
The bedroom has a nice size closet for your items. Plus a full dresser.

There are 4 steps down from the main area into the bedroom. So for safety, we have installed a handrail. To the left is the bedroom closet door.
This is the bedroom closet. That pack on the upper shelf is extra blankets for you to use if you need. The pack on the bottom is for owners use only. Please don't use that. Ignore the screen. I need to move it. :))
You guessed it ... its the bathroom! It has a nice stand up shower with shampoo, conditioner, and body wash as well as a hand held shower head. The sink and toilet are conveniently located as well.
